
I still remember years ago when I first met a large real estate investor who had discovered the power and ease of commercial lending. I was young at the time, but was at ease because the man I was talking to was even younger than me! How was a 23 year old young man able to buy over 30 homes in just 5 years starting at 18! He didn’t buy and flip them – he had them all rented out and was collecting rent on all of them!

I remember him laughing as he told me how it was much harder for him to buy his first rental home than it was to get his first million dollar line of credit. Now his plan was simple. He would buy homes on his million dollar line of credit and then combine them in a refinance into a commercial loan. He was putting down no money out of his pocket and already had his 15 year plan sketched out.
He had more leverage in getting deals accepted and done at low ball offers because he could close in a day. He was better than a cash buyer. He had the power to buy just as fast, but with the mindset of a investor who could act fast and get the deals.
